Compare the same period and cost basis
For short stays, model available nights, booked nights, rates and turnover costs. For an annual tenancy, review the proposed rent, vacancy, maintenance responsibilities and any letting or management costs. Include expenses paid directly by you in both models.
Consider flexibility and workload
Holiday home operation involves repeated arrivals, guest communication, cleaning, utilities and booking-channel administration. It can accommodate owner use when dates are agreed around existing bookings. An annual tenancy generally involves a longer commitment; the lease terms govern possession and use.
Check readiness before switching
Confirm when the property can be made available, the existing contract position, furnishing requirements and the appropriate holiday home approval route. Do not accept short-stay bookings until the unit is eligible and approved. Read permit and registration support.
Build a decision record
Write down your minimum cash-flow requirement, personal-use dates, setup budget and maintenance reserve. Compare proposals with the same assumptions and test a weaker-booking scenario. Start with a property-specific assessment and the fee and cost checklist.
