Ask for relevant evidence

Request examples relevant to your property type and location, with owner permission where necessary. If performance figures are provided, ask for the reporting period, available nights, property characteristics and the costs included. A city-wide average is not proof of what your unit will earn.

Compare fees and statements

Use the management-fees checklist to compare the revenue base, inclusions and deductions. Ask for a sample owner statement with private information removed. Check how expenses are approved and documented.

Understand daily operations

Discuss guest communication, arrival arrangements, cleaning checks, maintenance escalation and property inspections. Ask how access devices and the inventory are recorded. Understand the process for damage claims without assuming recovery is guaranteed.

Test owner visibility

Review the agreement before signing

Check the notice period, fees, owner-use dates, cancellation handling, furniture ownership and handover process. Consider who controls listings, photographs and booking records, subject to platform rules and the agreement. Obtain advice on terms you do not understand.
